Proper man management can be done only if the manager posses the required capability and energy to understand his men and to act according to the need of time. The basic qualities that one should posses to become an efficient manager have been listed below.

A good manager should be positive in his or her attitude. He should posses the ability to take decision to achieve success.

The person should posses’ knowledge of management. Otherwise, it would be very difficult for the man to act according to the situation .At least; he should have an idea of the basic principles of management. Without knowing the theory it is not possible to do any sort of practical work.
The person should be cooperative. The man should definitely cooperate his fellow men. He must be very specific in entrusting responsibilities to the individuals. He must always assist his subordinates when required.

The person should be easily approachable. A good manager must always be available to his subordinates but also to the customers. He should answer all their queries.

The person should be well conversant. The manager should posses the ability to talk clearly too all his subordinates and the customers.

The person must posses’ good marketing capability. He must be efficient enough to convince the customer.

The person should posses’ good knowledge of civil engineering as well as architecture. Otherwise, it would be very difficult to answer any question relating to the above mentioned subjects by the customers.

However, a good manager should receive rents and fees on the behalf of the tenants. He should be honest while charging for doing any simple work.

One of the toughest jobs available for a property manager is to evict the tenant from the property they are using. Several factors are taken into consideration why tenants are being evicted. One of the common problem that property manager face is when the tenant fails to pay on time or even pay the rent. Usually, several warnings are issued before you evict a tenant. This is the less expensive way of settling problems between a tenant and a property manager.

Some tenants also creates problem within the area or the neighborhood. Before closing a deal with a tenant and have them use your property, there is a contract that will bind the property manager and a tenant. Some contracts include that pets or animals are not allowed to loiter in the neighborhood. Tenants usually take this rule for granted that they continue to have their pets roam around the area. The tenants could be charged for breach of contract. As simple as it is, every rules and regulations in the contract are made because there is a purpose. Tenants will have to follow what is stated in the contract. If the tenant also deals in illegal activities such as drugs, they can be evicted.

Evicting a tenant not only takes time but it also takes a lot of patience and understanding. Definitely no one wants to go on court trial because it is time-consuming as well as it would be inconvenient for both parties. As a property manager, you have to bear in mind is that this is a business. No matter how hard it is to evict a tenant, if you are not getting what is due for your property, you just have to go through the process of eviction.
